PASCACK VALLEY REAL ESTATE
HILLSDALE NJ REAL ESTATE

Pascack Valley Real Estate & Town InformationHillsdale NJ is a very attractive and picturesque town. Its’ colonial heritage can be seen in the lovely homes that carry influences of Dutch architecture, representing the first settlers to the area. The West Hill is a more recently developed area, with incredible New York City views. Hillsdale is one Pascack Valley’s largest towns, and similar to other communities in the region, has a strong educational system. The estimated population of Hillsdale in July, 2004, was 10,138. If you visit this historic community, with its delightful town center, historic gazebo, gas-lamp street lights and cobbled streets, it is clear why Hillsdale’s picturesque streets were selected as the filming location for the TV series Ed. It is an easy commute to New York City by bus, rail, or car. Many residents love Hillsdale’s proximity to a major metropolitan area, balanced by the small-town pleasures and relaxation of living in beautiful Bergen County.

Jobs

The primary industries providing employment in Hillsdale are educational, health, and social services (18.2%), professional, scientific, management and administrative services (15.3%), retail trade (11.9%), and manufacturing (10.4%). The average commute for Hillsdale residents who are employed elsewhere is 30 minutes.

Housing
The price range for homes in Hillsdale is between $420,000 and $1,400,000, with an average selling price of just over $600,000. There are a variety of housing styles in the community; from historic colonial homes built by early Dutch settlers, to open-plan ranch houses and split-level homes built after World War II. Higher priced properties in Hillsdale are usually for larger custom-built new homes, with additional acreage.

Pascack Valley Real Estate & Town InformationParks/Sports/Recreation/Golf
Hillsdale is blessed with many beautiful local parks. Beechwood Park has sporting fields, a playground, and a lovely picnic area. Centennial Field encompasses 12 acres, and has lighted baseball diamonds and soccer fields, as well as a field house. Wood Dale County Park, on the eastern border of Hillsdale, has a bike path, playground, tennis courts, and lake fishing.

Additionally Hillsdale has excellent recreational facilities. The city has many sports leagues, including lacrosse and wrestling; and offers summer camps in the summer and ice skating in the winter. The Stony Brook Swim Club is a beautiful facility, with an Olympic sized swimming pool, as well as an intermediate pool, a diving pool, and a children’s pool.

Bergen County has many wonderful public and private courses for golf enthusiasts.
for Hillsdale residents. Orchard Hills Golf Club in nearby Paramus, is the most convenient for Hillsdale residents. It offers a 9-hole course in a setting of a lush grove of trees; that can also be played as 18-holes.

Pascack Valley Real Estate & Town InformationThe lower Hudson River is located within 10 miles of Hillsdale, and offers a bounty of outdoor activities, from kayaking and canoeing during the summer months, and skating in the winter. Hiking and biking are very popular along the river banks, and there are many historical sites in the Hudson River Valley that are popular with visitors from all over the region, and the nation.

Special Attractions/Events
One of Hillsdale’s major attractions is charm itself! The town has been restored and preserved with many one-of-a-kind features, including its quaint (and still functional) train station, an historic gazebo in the town center, and stone sidewalks with gas-lamp style streetlights. Hillsdale has many beautiful Victorians, and Dutch-influenced Colonial homes, one-of-a-kind shops, and popular local restaurants. As an added bonus, it is only a 30 minute drive to New York City, and a completely different world!

The Bergen Museum of Art and Science is located in the nearby town of Paramus. It has wonderful interactive science exhibits, and hosts an annual Art Festival. The Bergen Performing Arts Center in Englewood showcases the best in the performing arts, including performances by the New Jersey Symphony Orchestra.

Back in Hillsdale, community residents look forward to the open-air concerts performed in Beechwood Park during a “Music in the Park” festival held in the band shell every summer.

Pascack Valley Real Estate & Town InformationOther community events include Hillsdale Day, a festival with family-oriented games and a picnic, and the annual Fireman’s Pancake Breakfast. A highlight of autumn is a visit to Demarest Farms, on the west side of town, with apple orchards for apple picking, pumpkin fields, and old-fashioned hay rides. Pascack Valley families look forward to visiting the farm every fall.

Interesting Facts/Historic Buildings and Places
Pioneers from Holland were the first settlers of Hillsdale, and a Dutch architectural influence can be seen in some of the town’s older colonial homes.

The Hillsdale train station dates back to 1869, and is on both the New Jersey and the National Registers of Historic Places. The station is still functional, serving as a stop on New Jersey Transit’s Pascack Valley Line.

There was a railroad roundhouse at Hillsdale from the 1870’s until the 1930’s.
Steam locomotives were serviced here and routed to different tracks. Most of the housing built prior to World War II was for railroad employees.

There was a building boom after WWII, which accounts for much of the present-day housing in Hillsdale.

Real Estate Tips
First Time Buyers >Good Faith Estimates

Several years ago the U.S. Congress tried to protect consumers from a few unscrupulous lenders by requiring all lenders to calculate and disclose the annual percentage rate (APR) you pay on your mortgage loan. But most homebuyers will learn more by directing their attention to the Good Faith Estimate of Settlement Costs (GFE). Although Congress meant well, in practice the APR is not helpful and may be confusing.

If you are looking for a good way to understand your costs of borrowing and/or to compare one lender's costs to another, the GFE is your best bet. Get your lender(s) to provide a written GFE before you commit your mortgage business. When reviewing a GFE, keep in mind that the lender actually controls only a certain portion of the disclosed costs. Other parties typically control costs of appraisal, settlement, title insurance, recording fees and taxes, survey, and the "prepaid" expenses of homeowner's insurance, mortgage insurance, real estate taxes, etc. Review these origination fees, discount points, etc. and you will have the ability to understand the full costs of your proposed mortgage loan.
