PASCACK VALLEY REAL ESTATE, HOMES & TOWN INFORMATION: SELLING YOUR HOME BY YOURSELF
There's More to Selling Your Home than a "For Sale" Sign In Your Front Yard: Beware.
As a Top Realtor, I will Net You Top Dollar for your home. My internet marketing techniques are Lightyears ahead of the competition! I can bring you more buyers, resulting in a HIGHER PRICE IN YOUR POCKET!! Don't waste valuable time. Place the marketing and sale of your home in the hands of the TOP REALTOR and let SUSAN LASKIN get you the PRICE YOU DESERVE. Discover the Difference!!
Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions:
"How does your home compare to others like it in River Vale, Hillsdale and Woodcliff Lake?"
"How did you determine the fair market value of this property?"
"What about financing? Can you help?"
"If I make an offer, who will draw up the paperwork?"
"Why aren't you using a REALTOR®? Is there something wrong with the property?"
"Since you aren't using a REALTOR®, we can take their fee right off the top, right?"
Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?
Almost all homes are sold using a REALTOR®. As a top real estate professional, it is my job to help you negotiate with all those buyers who want something for nothing. Not to mention preparing your home for sale, marketing it locally in River Vale, Hillsdale and Woodcliff Lake and even nationally, and guiding you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly.
Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one."
If you must sell your own home, at least let me give you a sense of its true market value. Tell me a bit about your home, and I'll do a quick Comparative Market Analysis and let you know what I feel it is worth. I'll also describe, as an experienced, top River Vale, Hillsdale and Woodcliff Lake REALTOR®, how I would market your property. This is free, with no strings attached.
Don't price your home by yourself! It's my job to analyze the River Vale, Hillsdale and Woodcliff Lake market and determine the true value of your property. It's FREE and without obligation...
Making An Offer >Keeping Your Earnest Money Safe
When you make an offer on a house, it is accompanied by an earnest money check. Earnest money is intended to demonstrate that you are "in earnest" about purchasing the property. The earnest money check is made out to the listing company. What happens to this check?
The party holding the check acts as an escrow agent until you go into closing. At that time you will receive credit for the amount of your check against the down payment and closing costs. Real estate brokers are required by law to keep escrow funds in a special account. These funds cannot be used to pay any other expenses associated with the sale. If you don't complete the transaction, the purchase contract determines the disposition of your earnest money funds. Be sure to review this part of your contract with the real estate agent.
If you are in default on your agreement, the funds may go to the sellers, so be sure that you understand the deadlines in order to avoid breach of contract and forfeiture of your deposit. If you have any questions, be sure to ask your real estate agent for advice.
